watsi and Infonavit

Watsi does not connect to Infonavit and does not calculate your pre-qualification. What it does do: ask which credit the buyer is purchasing with, record it and carry the file through to signing.

Watsi asks the buyer in the WhatsApp conversation how they plan to pay, records whether they are going with Infonavit, Fovissste, a bank loan, co-financing or cash, and from there carries the file: which documents are missing, what stage the paperwork is at and who to alert when it stalls. What it does not do is query the Infonavit system or calculate points or pre-qualification: that is still the buyer’s or their credit advisor’s job.

At a real-estate developer in Mexico using watsi, the agent answered the first WhatsApp message in a median of 21 seconds (1,069 conversations between July 1 and September 20, 2026; measured on September 21, 2026). Those 21 seconds include the pause the agent leaves for the person to finish typing. Most of those conversations came from Meta ads, not from portals.

Why the credit question comes first

In mid-range and social housing, the payment method is not an administrative detail: it is what determines whether the deal can close and how long it takes. A buyer with an already approved loan and one who is still accumulating points are two different deals wearing the same face in a WhatsApp chat.

That is why the agent asks it on first contact, alongside area and budget, and not at the end. The goal is not to filter anyone out but to sort: knowing who to book this week, who to follow up with in two months and who has to be sent to review their credit situation first.

What gets recorded is not loose text in a conversation. Watsi saves the credit type as a field of the file, with the options that exist in Mexico: Infonavit, Fovissste, bank loan, co-financing, cash or other.

What watsi carries of the paperwork, exactly

Every loan has a status that moves: not started, in progress, approved or rejected. When it is approved, the amount is saved. This is information that today usually lives in the advisor’s head or in a spreadsheet, and gets lost when that person is on holiday.

Each credit type also brings its own document list, and for Infonavit there are nine: official ID, proof of income, bank statements, tax status certificate, marriage or birth certificate, credit bureau report, authorisation letter, appraisal and notarial instruction. Some are mandatory and others supplementary, and the difference is marked, so the file reads as "seven out of eleven" instead of as a folder of loose attachments.

Fovissste has its own list, as do the bank loan and co-financing. A credit type with no defined list breaks nothing: it accepts documents freely instead of leaving the screen blank.

The alerts, which are the part that keeps the deal from falling through

A file does not collapse all at once: it collapses because an authorisation letter expired with nobody watching, or because the paperwork has not moved in weeks and nobody was looking. Watsi sends an email alert for the cases that genuinely repeat: authorisation letter fifteen days from expiring, and again at five; a loan with no progress; an incomplete file; and a signing scheduled within seven days.

Those are five specific alerts and not a generic notification inbox, and that is deliberate: a system that alerts about everything teaches the team to ignore it. The usefulness is that each of those five corresponds to something somebody has to do that day.

What watsi does not do, and you should be clear about it first

Watsi is not connected to Infonavit. It does not query your account or the buyer’s, does not see their points, does not calculate their pre-qualification and does not file any application. Everything it records comes from what the buyer states in the conversation or from what the advisor enters afterwards.

That means the data in the file is only as good as the statement behind it, and it should be treated that way: it is there to organise the follow-up and to keep anything from going unflagged, not to take anyone’s purchasing power as established. Verification is still Infonavit’s and the credit advisor’s job.

What watsi does not do with Infonavit
