You load properties into a virtual assistant for real estate in three ways: by context, by database, or by RAG. It is the most crucial part of the configuration and the least visible from outside, because a badly loaded agent does not fail. It just answers worse.

What does loading “by context” mean?

It means putting your property information directly into the instructions the agent works from.

Everything you put there is present on every message, without fetching. It is immediate and requires connecting nothing, which makes it the right option for a small inventory: a handful of properties, with their prices and features, that fit comfortably.

The limit is not that it stops working all at once. It is that the more you put in, the more the agent has to hold at the same time, and the quality of its replies degrades without anyone announcing it.

And by database?

It means connecting the agent to where your inventory already lives, and having it look things up as it replies.

The advantage is not only size: the data is always current. When a property is reserved or changes price, it changes in one place and the agent knows from the next message on. Nobody has to remember to update it twice.

This is the natural route when the inventory moves often or when you already administer it in some system.

What is RAG and when does it suit?

RAG means the agent searches, before replying, for only the pieces of information that question needs — and answers with those.

It works when the inventory is large and varied: instead of carrying everything on every message, it retrieves the three properties matching what the prospect asked for and uses them. This is what keeps answers good when there are hundreds of listings, long descriptions, documents and different terms per development.

Why does dumping everything into context make answers worse?

Because the agent stops telling what is relevant.

It is an agent that sends the sheet for a similar property rather than the one asked about, that mentions three developments when the question was about one, that answers at length and without edge.

Nobody complains about that. They simply book fewer viewings, and the cause never shows up in any report.

How do I know which one applies to me?

By the size of the inventory and how often it moves, in that order.

With a few stable properties, context is enough and it is the simplest. With an inventory whose prices or availability change weekly, a database stops being optional: without it the agent quotes what was true the day you loaded it. With many properties and long listings, RAG is what keeps the answers sharp.

The sign that you have outgrown your setup is not an error. It is answers that turn vague, long, and padded with extra properties. When that starts happening, the inventory has grown past the way it is loaded.
